What is a boiler service and what does it include?
A boiler service is essentially a check-up which ensures that all the components inside the boiler are working efficiently. A service should be carried out by a registered Gas Safe engineer who will run through a checklist to ensure everything is working as it should be.
A typical boiler service checklist includes:
Visual inspection
The engineer will start by visually inspecting the boilers internal components to look for any signs of wear or damage.
Operation
The engineer will then test the operation of the boiler to make sure all safety systems are working correctly.
Flue
The flue pipe will then be checked to ensure there are no obstructions which could affect the safe running of the boiler.
Cleaning
All internal components will then be cleaned which will help to reveal any hidden defects. Components that should be cleaned include the main burner, heat exchanger, flue, ignition pins and magnetic system filter (if you have one).
System checks
The engineer will then carry out a series of system tests which ensure the boiler is burning fuel efficiently and safely. Tests include gas pressure flow, flue effectiveness, pilot burner test, ventilation test and a high-limit thermostat test.
Once these checks have been completed they will be recorded and submitted in a report. You, the homeowner or tenant, should be given a copy of the report which you should keep for future reference.
When should you have your boiler serviced?
Experts recommend that your boiler is serviced every twelve months, regardless of how old it is. If your boiler is still under warranty, an annual inspection is necessary to maintain cover. Failure to have it annually serviced could void your warranty even if you have it serviced at a later date.
Talking of warranties It’s also worth checking to see if your boiler is covered, as most boiler manufacturers offer warranties between 1-10 years, these can even be extended to 10+ years (in some instances). This may help you to avoid paying for any replacement parts should they be required.
However, If you are not sure when your boiler was last serviced it’s a good idea to have one carried out immediately. This is often the case if you have moved into a new house. For tenants, the boiler is the landlord’s responsibility and it should have been serviced before you move in. A copy of the service report will be provided as part of your tenancy agreement.

How much should a boiler service cost?
The cost will depend on the size and type of boiler you have installed. But as a general rule of thumb, a combi boiler installed in an average size three-bedroom home should cost between £70-£120.
Combi boilers are generally cheaper to service than other types of boilers such as regular and system boilers. This is because all of the major components are located inside the boiler which allows system checks to easily carried out. Many combi boilers also automatically complete the system checks the engineer needs to carry out.
The cost of servicing other types of boilers will therefore be a little more. But even the largest system boiler should not cost more than £250 for an annual service.

How long does a boiler service take?
A standard combi boiler service in an average size home should take no more than 30 minutes to complete. Servicing for a larger system boiler should take no more than an hour. If your system needs further work done such as a Power Flush this will increase the cost significantly. So always obtain a quote before such work is carried out.
Considering the time and costs involved there really is no excuse for not getting your boiler serviced. Regular servicing ensures your boiler is working efficiently, which will save you money in the long run. For newer boilers, it also protects your warranty and for older boilers, it reduces the risk of your boiler breaking down.
